Pricing information

Minimum call out value: €65 (IVA 13,5% included)

Payment methods: Payments must be made in cash or by card upon completion of the service.


Service exclusions

Areas not covered: Dublin 1, Dublin 2, Dalkey or any location above Donabate or below of Dun Laoghaire.
Types of properties not covered: Commercial buildings, apartment buildings, or any property with three or more floors.


1. General Requirements

1.1. A responsible person (18 years of age or older) must be present on the property during the service. Payment is required upon completion, by card or cash.
1.2. The minimum call-out fee is €65.
1.3. The Client agrees that Neco Property Maintenance is not responsible for loss or damage to valuables located in the service area.
1.4. Before the start of the work, the Client must leave the area clear for the service to be performed.


2. Pricing

2.1. All prices are based on the information provided at the time of booking.
2.2. If the property or conditions are significantly different (e.g., larger chimney, obstructed flues, or difficult access), a revised quote may be issued upon arrival.
2.3. If the Client refuses the new quote, the site visit fee will still apply.
2.4. Any additional work (such as nest removal, clearing obstructions, or treatment of neglected areas) will incur extra costs.


3. Quote and Payments

3.1. Quotes are valid for 30 days. Estimates provided by phone or message are provisional; final quotes are confirmed on-site.
3.2. Payment must be made immediately after the service is provided, in cash, by card or by bank transfer. No other payment methods are accepted.


4. Scheduling, Arrival and Rescheduling

4.1. Services may be rescheduled or canceled due to adverse weather conditions or health and safety concerns. You will be notified by email, text message, or phone.
4.2. Due to traffic or unforeseen circumstances, our arrival time may vary by up to 30 minutes. We will notify you in case of any delay.

5. Cancellations and Right of Refusal

5.1. Neco Property Maintenance reserves the right to refuse service or cancel reservations if:

  • The location is outside our coverage area.

  • There is no secure parking or secure access.

  • Weather conditions make the work unsafe.

  • There is missing or incorrect information.

  • Aggressive or unsafe behavior occurs.
    5.2. We do not provide services to commercial properties or high-rise buildings (three stories or more).


6. Nests, blockages, and soot disposal

6.1. External services depend on weather conditions.
6.2. Soot and debris are classified as chemical waste and must be disposed of by the property owner using the black container.


7. Service Guarantee and Refunds

7.1. If you are dissatisfied with the service, please contact us within 48 hours. If the problem is not resolved within 8 business days, we will provide a refund.
7.2. Only one discount or voucher can be used per booking.
7.3. There will be no refund if post-service safety instructions are not followed (for example, not installing a CO2 detector or using prohibited materials such as plastics or wrapping paper).
7.4. Neco Property Maintenance is not responsible for the future accumulation of bird nests or soot if your chimney does not have the appropriate protective components (bird protection, chimney cap, etc.).


8. Gift Cards

8.1. Promotional vouchers are valid for 30 days from the date of issue.
8.2. Vouchers without an expiry date are also considered valid for 30 days, in accordance with Irish consumer protection law.


9. Specific chimney conditions

9.1. Although every effort is made to prevent damage, Neco Property Maintenance is not responsible for pre-existing problems or deterioration caused by improper maintenance.
9.2. Only approved rods and heads are used on stainless steel chimneys to minimize risks.
9.3. Additional charges may apply in case of obstructions, soot buildup, or neglected chimneys.
9.4. Small soot deposits may continue to accumulate naturally after cleaning—this is normal.
9.5. Neco Property Maintenance is not responsible for damage caused by overheating, improper use of fuel, or inadequate ventilation after service.


10. Chimney, Gutter, Fascia & Soffit cleaning and Window Services

10.1. We reserve the right to refuse service if the area is deemed unsafe.
10.2. We do not repair gutters or windows.
10.3. We are not responsible for pre-existing damage, hidden wiring, or antenna cables.
10.4. Window cleaning may be rescheduled during periods of extreme temperatures to ensure a spotless finish. We use 100% pure water and adjust our method according to the season.


11. Data Protection and Privacy

11.1. Neco Property Maintenance complies with the General Data Protection Regulation (GDPR).
11.2. Personal data is used only for quotes, invoices and communications related to services.
11.3. Data is stored securely and deleted after the legal retention period.
11.4. By accepting these Terms, you agree to occasionally receive updates, offers and service reminders by email, SMS, WhatsApp or phone. You can unsubscribe at any time by contacting us.


12. Liability and Legal Disclaimer 

12.1. To the maximum extent permitted by Irish law, Neco Property Maintenance will not be liable for indirect, incidental or consequential damages, including damage to property due to pre-existing problems or failure to comply with our instructions.
12.2. Our total liability for any claim will not exceed the total amount paid for the service.
12.3. The Client is responsible for providing
:

  • Secure access to the property and adequate parking.

  • A responsible adult (over 18 years of age) must be present on site during the service.

  • A safe environment for our team to do their work.
    12.4. If access or security cannot be guaranteed, the service will be canceled and the travel fee will still apply.
    12.5. Neco Property Maintenance does not perform maintenance or cleaning services on fireplaces connected to gas lines. The customer must ensure that a Gas Safe certified professional performs any gas disconnection before the service is provided.


13. Force Majeure

We are not responsible for delays or cancellations caused by events beyond our control, such as adverse weather conditions, illness, strikes, or government restrictions.


14. Disputes, amendments and applicable law

14.1. Customers agree to resolve any issues or disputes directly with Neco Property Maintenance before posting negative reviews.
14.2. These Terms are governed by the laws of Ireland. Any disputes will be subject to the jurisdiction of the Irish courts.
14.3. We may update these Terms at any time. The most recent version will always be posted on our website and will apply to new bookings.
